When dealing with a Real Estate Agent in France for selling or renting your Property, you need to sign a Contract (Le mandat).
The contract can either valid for Multiple-agents, for a Sole-agent (Exclusive) or Semi-exclusive.
1. CONTRACTS WHEN SELLING - MANDATS DE VENTE
The fees we charge for Selling a property are paid by the Seller when the sale is legally enacted by the Notaire. Our fees allways inclued VAT (20%). Therefore the price of all properties we market for Selling is net of agency fee for the Buyer, and does not include legal fees (Notaire) according to French law.

4. RENTING
Renting fees, for permanent or holidays rents, include: finding a tenant, drafting the lease agreement, legal inventory of the house/apparment on arrival and departure of the tenant.
Payments of the tenant security deposit and rents are settled between the tenant and the landlord.
PERMANENT RENT
Renting fees for a permanent renting lease (empty or furnished) are spread 50% between the tenant and the landlord.
Fees due by the Landlord: €10 VAT included / m2
Fees due by the Tenant: €10 VAT included / m2
HOLIDAYS (SEASONAL) RENT
Fees due by the Landlord : 20 % of the rent - VAT included.
